When I signed the lease, 'it will only take a week for the unit to be ready', I guessed she forgot 'the details'. Hot water will cost you. Yes, you have to pay for your hot water (?!). I have never experienced this before, after living in NYC for 15+ yr now.I wanted to respond to someone's other post, but it was locked, so I'm responding here. I'm from NYC and work a city job and get paid much less than 100k. This is how people who are not rich get an apartment for less than 2k. No, people here are not all rich.When looking for an affordable apartment try getting on a Facebook listings group where people post their looking for roommates ads for free or even homeowners trying to find someone to fill that 2nd floor. Yes, in NYC you probably won't be able to live alone unless you're making 100k+. That's just how it is.A certain candidate here in NYC is saying we should make it affordable to get by with one job and be able to live happy lives, where 80% of our time is not all spent working. There's rent-controlled (16,400 rent-controlled apartments in New York City), there's rent stabilized (2.5 million New Yorkers live in rent-stabilized apartments).

NEW YORK – New York City Mayor Eric Adams, New York City Department of Housing Preservation and Development (HPD) Acting Commissioner Ahmed Tigani, Gilbane Development, Blue Sea Development, and Artspace Projects, Inc. today broke ground on the Brownsville Arts Center & Apartments (BACA) project. Located on a city-owned site at 366 Rockaway Avenue in Brooklyn, BACA will create 283 new affordable rental apartments available to households earning between 30 and 70 percent of the area median income, including a mix of studio to three-bedroom apartments, as well as dedicated units for formerly homeless individuals.With over $11.8 billion in development and more than 25,000 units of housing either completed or underway, Gilbane Development’s projects incorporate every aspect of real estate, including multifamily housing (market rate apartments, student housing, and affordable housing); mixed-used developments; health care facilities; K-12 schools; government facilities; and many types of facilities delivered through public-private partnerships.These tools include a new tax incentive for multifamily rental construction, a tax incentive program to encourage office conversions to create more affordable units, lifting the arbitrary “floor-to-area ratio” cap that held back affordable housing production in certain high-demand areas of the city, and the ability to create a pilot program to legalize and make safe basement apartments.“The entire BACA project — including the housing, cultural space, and intentional commitment to this neighborhood — is a perfect embodiment of the Brownsville Plan, a bold, community-driven vision that committed to creating more than 2,500 new affordable homes alongside substantial city fundings for investments in culture, health, youth, and public spaces,” said HPD Acting Commissioner Tigani. “In that same spirit, BACA will deliver 283 deeply affordable apartments, including homes for formerly homeless households, and a 28,000-square-foot cultural arts center with performance, rehearsal, and studio space.

An opportunity to buy into an income-restricted building pretty much fell into my lap — a friend of a friend had to move out of state and was selling a unit that came with a few more restrictions than your standard apartment. The unit required someone who made a middle-class income, which is demarcated by the median income in the area based on census estimates, but had enough savings to afford a down payment.I assumed that I'd be spending years covering up illegal holes in the walls that the landlord refused to fix and tearfully saying goodbye to local dogs and neighbors as I bounced from lease to lease around the city. Instead, I'm now pondering the limitless possibilities of making an apartment mine (does anyone have any painting advice?) and creating a more permanent community.For me, I had to go through the rigorous co-op approval process to buy my place and to prove that I was earning within the accepted income bounds. There were many stress tears shed. But every day that I wake up in an apartment that's mine, where the rent won't randomly increase to untenable levels or a landlord won't bother to fix a problem that I could tackle myself, makes it worth it.I bought an apartment.

In April 2023, as a bitter debate raged between landlords, tenants and policymakers over how to bring vacant, low-cost apartments back to the rental market during a severe housing crunch, Mayor Eric Adams and city officials stepped in with a solution.If property owners were willing to renovate worn-out, rent stabilized apartments that were sitting vacant, the city's Department of Housing Preservation and Development would reimburse them up to $25,000 as long as they agreed to lease the units to low-income tenants with housing vouchers.The Unlocking Doors program was billed as a way to address the “warehousing” of empty apartments that landlords say are too expensive to repair after longtime tenants leave because they can’t make enough back in monthly rent to cover the costs.City housing officials say the lack of participants is proof that warehousing of vacant, rent-stabilized apartments isn’t as big of a problem as some have made it out to be — despite claims to the contrary from landlord groups and some tenants who say they live in buildings full of empty apartments.
